How to start a pressure washing business in Nebraska

Nebraska has no pressure washing licence and, for a standalone washing business, no contractor registration. What it does have is a tax line that runs straight through a typical job: the house is taxable and the driveway is not, a parking ramp is taxable and an open lot is not.     A Certificate of Organization for an LLC is $100 filed online, $110 in office, and the filing office acts on electronic submissions within one to two business days. Nebraska identifies the form by name, not by a form number. A sole proprietor trading under anything other than their own name registers a trade name instead, at the same $100 and $110.

    Publish the notice, which Nebraska still requires

    Nebraska is one of the few states that still makes new LLCs publish. The notice runs three successive weeks in a legal newspaper of general circulation near the designated office, and the proof of publication is then filed with the Secretary of State for $25 online or $30 in office. The newspaper sets its own rate for the notice itself. A trade name follows a different rule: published once, in the city or village where the business sits, with the proof filed free within forty-five days or the registration is cancelled.

    Register for sales tax and build the price list around the split

    Register on Form 20 before the first taxable job. The awkward part of this trade is that a single house wash and driveway visit is a mixed invoice, so your price list needs to separate the two from the start rather than being retrofitted after an audit. Collect at the rate where the work is performed, which is 7.0% in Omaha and 7.25% in Lincoln.

    Sort out where the water goes before the first commercial job

    Omaha's municipal code lists water from pressure washing outdoor surfaces as a prohibited discharge to the storm sewer, alongside carpet cleaning wastewater and water from cleaning machinery. The state layer sits underneath it: no person may discharge a pollutant to waters of the state from a point source without a permit. Lincoln is a regulated storm sewer system with an equivalent illicit discharge prohibition, though the specific ordinance section is not something this page will assert without a source. Containment and recovery is a real cost line and it is one commercial property managers ask about.

    Sort workers' compensation from the first hire

    The Workers' Compensation Act applies to every resident employer who employs one or more employees in the regular trade or business. That means the first hire, not the fifth. Owners are outside it unless they elect in, in writing, filed with the insurer. Willful failure is a Class I misdemeanour, carries civil penalties of up to $1,000 per violation with each day counted separately, and exposes members personally. Nebraska does not require general liability insurance by statute; commercial and municipal contracts are what require it in practice.

    Check the truck and trailer against 10,000 lbs, not 26,000

    Nebraska applies the federal motor carrier rules to intrastate carriers over 10,000 lbs gross combination weight, which a three-quarter ton truck and a loaded trailer will normally exceed. That means a USDOT number obtained before operations begin, the number displayed on both sides, driver qualification files, medical cards, Nebraska intrastate hours of service and annual inspections. It does not mean a CDL, which starts at 26,001 lbs, and it does not mean apportioned plates for a carrier working only in Nebraska.

A house and driveway visit is a mixed invoice

Revenue's rule is that the exempt portion of an invoice must be separately stated from the taxable portion, or the total amount charged for all portions is subject to tax. Quote a house wash and a driveway as one exterior cleaning line and you have just made the driveway taxable too. Two lines on the same invoice solves it, and the fix has to be in the price list rather than in the invoicing, because you quote before you invoice.

Is pressure washing taxable in Nebraska?+

It depends on the surface. Washing a house, building siding, an attached deck, a parking ramp or gutters is taxable building cleaning. Washing a driveway, a sidewalk or an outdoor surface parking lot is not. If both appear on one invoice without being separately stated, the whole invoice becomes taxable.

Do you need a licence for pressure washing in Nebraska?+

Why is the driveway not taxable when the house is?+

Because Nebraska taxes building cleaning, and the regulation excludes cleaning of annexed property that is not attached to, part of, or enclosed in a building. A driveway is not a building. The same logic makes a parking ramp taxable and an outdoor surface lot exempt, and an attached deck taxable while a free standing one is not.
